You do not need to undertake additional research (that is optional). Your mark will depend on how well you have identified relevant issues and principles, and how well you have applied the principles to the facts (remember to cite case authorities).

Southern Oil (Southern) is a manufacturer of petroleum and natural gas products. Southern acquired a large block of land in NSW for the purpose of building a petrol station, which would be leased to another party. The block was on a very busy street. The block of land already contained a multi-storey restaurant which fronted (faced) the street. Southern intended to build the petrol station next to the restaurant, such that the petrol station also faced the street.
