Summary
Magarpatta City is a project born out of necessity when 120 odd farmer families came together under the leadership of Mr. Satish Magar to combat the threat of urbanization while ensuring that the farmers were able to make profit off the lands. In case the same land would have been sold off to the government, the farmers would be able to get only a one time income which they would run out of eventually. The project was designed by Mr. Prakash Deshmukh, a leading architect from Pune. The project saw to it that the farmers were well involved in the development process and that they would be able to turn into entrepreneurs. The project was started in the year 1995 after the final notification and approval by the government. Some of the main features of the Magarpatta City project were as follows:
1.) Clean and Sustainable Environment
a. Large Gardens (120 acres of land)
b. A single 25 acre circular garden in city center
c. 25000 trees spread over 25 lakh square feet of lawns
d. Rain water harvesting by 8 natural wells, 515 recharging bores and over 1.25 acres of artificial lakes
e. Waste water recycled (capacity of 5 million liters a day)
f. Air insulation inside glass facades used in buildings
g. Solar Panels to heat water that saved 1.69 crores of electrical units (saved 15,498 tons of carbon emission)
h. Build using fly ash brick saving 130,000 tons of Co2 emission
i. It had its own nursery of plants
2.) Good Living Standards
a. Apartments opened into a central space as traditional neighborhood
b. Had gym, swimming pool, tennis courts, jogging and cycling tracks, yoga and meditation centers and amphitheater
c. For everyday shopping needs, there was the Seasons Mall which housed several leading brands
d. The presence of the Noble Hospital ensured that all health based needs of the citizens were met
3.) Revenue Generation
a. Cybercity with ample employment opportunities (60,000 employments)
b. Revenue generation though lease of buildings given to companies
c. SEZ covering area of 11.98 hectares
