The process done in the industry includes Land Acquisition, Land Development, Sale, and Takeout:
1) Land Acquisition includes: finalization of plans and calculating of the costs.
2)Land Development : preparing the roads, drainage, water lines, electricity, and the necessary permits. For this to be done, the company applies to companies such as Meralco and Maynilad.
3)Sale: While acquiring the license to sell, accredited brokers are already organized so that there is full blast of selling once given the license.
4) Take out: Once development is done, a Takeout occurs. It is also possible for a government Turnover or when the community facilities go to the local government so that the homeowners do not have to pay additional taxed for amenities like streetlights.
Given the relatively monopolistic competitiveness in the industry of low-cost housing, it is important to develop leading practices and technology that can give an edge for the company over its competitors. An example of this is Marketing and Sales Competition Strategies.

- one of the leading companies, employs a strategy wherein they offer different qualities of housing packages based on the monetary capabilities of the customer.
This can be seen with Ayala Land Premier (ALP) that caters to a more high-end market, Alveo Land Corp, for the upscale segment, Avida Land Corp for the middle class, and Amaia Land Corp for the economic or low-cost market.
The company employs Diversity Marketing and takes into consideration the expectations, tastes and needs of certain groups of people for their housing purchases (Ayala Land 22-25).
Advertising and promotions
A variety of marketing techniques. The most tried and tested method is Direct Marketing.
Another technique used is Digital Marketing. Vistaland for example, has a website wherein the visitor can access information regarding what the company is all about, news regarding the company, and the different products and packages it offers to customers.
Investor relations and stock information are also available which adds transparency between the company and its customers.
Cross-media Marketing: Examples of which includes putting website links on fliers and posters, or putting dates or locations of the company’s talks or events in the organization website.
Operations and Logistics:
One of the techniques done by leading companies is the acquisition or buying out of smaller companies that can aid in its operations. Expansion. An example of this is the Double Dragon Properties Corporation and Zion Land.
Ayala Land also employed this technique when it acquired the Makati Development Corporation (MDC) and integrated it to the Ayala Land’s Construction Management Division (Ayala Land 32).
Development of technology or practices that can improve the operations and the output of the company. An example of this is employing the use of sustainable green building technology in residences like Arya Residences in McKinley Parkway, Bonifacio Global City. According to Albert Noel, the Assistant of Joseph Cheng, the President of AJ Mark Realty and Development Corporation, technologies that are cheaper but still contributes to efficiency such as fast producing hollow block machines are being looked at.
