OPERATIONS – ADMINISTRATION

3.1 Business Location, Rental Agreement, Council Zoning and Regulations, Stree Advertising and Associated Costs

3.1.1 Location

The business, OzLife Boot Camp will be located on the grounds of Parramatta River Park. The location set has been precisely selected due to the main part of Western Sydney that is central to the wider area of Sydney and its community. The camps itself will run in this area.  We also run few aquatic works that is a part of the program and for that OzLife, leased a swimming pool to arrange the classes for each session. The swimming pool is located in Victoria Park Pools and this is considered to be a prime location for the aquatic center as it falls in the close proximity of the Parramatta Park and the office, allowing it to be easily accessible. The premise is expansive and also offers friendly staff with hygienic facilities for the use of their customers. We have decided to locate the business office in Suite 2, 7 Parkes Street, Parramatta, NSW 2150.  The location is not far from the camp, that is, Parramatta River Park. The size of the premise is 231 square meters. The reason behind hiring the above premise is for the boot camp to provide all the facilities to the customers. This premise also contains huge halls for Zumba or Pilates which cuts our cost not to hire any other community halls. The office is provided with a receptions desk and a kitchenette, complete with two secure car space and also some more facilities as air-conditioned, alarmed and fiber optic cable is also available.

3.1.2 Rental Agreement

The premise where OzLife will locate will be near Parramatta Park. The premise will have a floor area of 231 square meters. It is recommended that OzLife agree to the payment of $69, 300 per annum (excluding GST) for the rental of 7 Parkes Street, Parramatta, NSW 2150. The office space rented by OzLife will have a rental agreement with commercial real estate and it must be signed with them. The agreement will be offered only once the location has been approved by you. OzLife have also leased a aquatic center and negotiated with the managers and took an agreed decision to an annual lease of $12, 312.

3.1.3 Council Zoning and Regulations

The location for OzLife falls in the Parramatta City Council that is located at 30 Darcy Street, Parramatta, NSW 2150 which is found in forms and policies, however there are no major policies or regulations in respect of renting the premises; moreover there is council zoning information presented on the Parramatta City Council website. The Council’s offices are closed on the weekend and opening hours of council are Monday to Friday, 8:30 am to 4:30pm. Oz Life needs to make sure to get an approval from Parramatta City Council before the start of their business. Local council zoning and regulations must be followed to avoid fines or complaints. Examples of these regulations include: parking facilities, safety compliance, hygiene compliance, etc.
